What is Modified Bitumen?

It’s easy, very similar to tar and gravel roofing, the modified bitumen roofing system consists of layers of fiberglass and polyester with bitumen which are added to regular tar and gravel layering system.
 
These extra sheets are torched down in the overlap areas during the installation process, using torches to melt the asphalt at the seams to join them together, which is the origin of the name “torch down roofing”. The final result is the vulcanization of a large rubber sheet onto a fiberglass base. Also called modified bitumen, due to the mixing of asphalt with rubber compounds, modified bitumen roofing provides additional strength and resistance to a flat or low sloped roof.  This system has an average life expectancy of about 15 years.

How do you maintain a Modified Bitumen roof?

Modified Bitumen roofing is applied with a torch instead of a hot mop, and this system eliminates the unpleasant odor of hot mop procedures. It also allows the modified bitumen roof to be repaired more efficiently.
