Homeowners today recognize the importance of the
investment they have made in protecting their home and its contents from
damage, both in terms of the roofs cost and its replacement value.
Owners should routinely implement scheduled roof
inspections and maintenance programs. Extending the life of your
roof saves you money and eliminates dealing with leakage and other roofing
problems. A roof maintenance program is a preventative or corrective
procedure taken to restore a roofing system to a water-tight condition.
As part of the roof maintenance agreement, bi-annual
inspections are performed by Avondale Roofing, Inc. and minor
problems are corrected before they become troublesome.
Every Spring and Fall, we will inspect your roofing
system. The Spring inspection can detect winter related roof damage
and the Fall inspection will assure that your roof is ready for
winter. Special inspections are recommended following extraordinary
situations such as:
- New construction or equipment installed on roof;
- Unusual weather conditions, such as hail, high
wind, unusually heavy snows or other weather phenomenon;
- Vandalism or any other known damage to your roof.
Avondale Roofing Inc. will provide a report
of the general roof condition after each inspections, with recommendations
for immediate and future action needed, if necessary.
Each bi-annual maintenance will include the
following:
- Gutter or drain cleaning
- We will carefully check all flashings at walls,
chimney and skylights. A variety of problems may occur at these
vulnerable locations.
- We will inspect all roof penetrations.
These are pipes, vents or stacks that penetrate the roofing
system. These must be flashed properly to assure a
problem free roof.
- We will inspect the roof system for:
- wrinkled, ridged or curling shingles or
non-adhered roofing;
- worn spots, holes or deteriorated areas of the
roof;
- areas around roof-top equipment (satellite dish,
antenna, etc.) that may have been degraded or punctured by dropped
equipment parts.
